Privacy Policy

What Michael Green Realty and Investment collects through this website, why, who sees it, and the choices you have. Effective September 21, 2026.

Who we are

Michael Green Realty and Investment is a real estate brokerage and mortgage lending practice in Granada Hills, California. Michael Green is the broker and owner, licensed by the California Department of Real Estate (DRE# 00981395) and registered with the Nationwide Multistate Licensing System (NMLS# 234606). Our office is at 17037 Chatsworth St. #201, Granada Hills, CA 91344.

This policy covers michaelgreenrealty.com and the messages you send us through it. If you become a client, the information you provide for a purchase, sale or loan is governed by the agreements and disclosures you sign for that transaction, in addition to this policy.

What we collect

Information you give us

The contact form on our home page asks for your name, email address, phone number, what you want to talk about, and your message. Only your name, email and message are required. We also keep the emails, texts and voicemails you send us.

Information collected automatically

Our hosting provider records the usual technical details when you visit any website: your IP address, approximate region, browser and device type, the pages you viewed and the site that referred you. When you submit the form, the provider also records your IP address and browser type with the submission, which helps us tell real inquiries from spam.

We use Google Analytics to understand which pages people visit and how they arrived, and the Meta Pixel to measure whether our advertising on Facebook and Instagram brings people to the site and to show follow-up ads to people who visited. Both set cookies or similar identifiers in your browser and collect your IP address, device and browser details, the pages you view and the ad or link that brought you. Google and Meta receive this information directly and use it under their own privacy policies.

The site loads its typefaces from Google Fonts. Your browser requests those font files from Google directly, and Google receives your IP address as part of that request.

Information from public sources

Before we meet, we may look up information that is already public and relevant to your request, such as property records for a home you ask about. We do not access private accounts of yours to do this.

How we use it

We use what you give us to answer your inquiry, to prepare for a conversation with you, and to provide the real estate or lending services you ask for. We keep records that the law and our licensing bodies require us to keep. We use the technical data to keep the site secure and working. We do not use your information to make automated decisions about you, and we do not sell it.

Calls, texts and email

We may call, text or email the contact details you give us to follow up on your request. By providing your phone number on our form, you agree that we may call and text you about your inquiry. Message and data rates may apply. Message frequency varies. Reply STOP to any text to opt out, or tell us in any other way and we will stop. We do not run a text message marketing program and we do not share mobile numbers or text message consent with anyone for marketing purposes.

Calls are not routinely recorded. If a call is ever recorded, we will say so at the start and you may decline.

Cookies and tracking

The site uses two kinds of cookies and tracking technologies. Analytics: Google Analytics, which measures in aggregate how pages perform. Advertising: the Meta Pixel, which measures our Facebook and Instagram advertising and lets us show follow-up ads to people who visited the site. The site sets no other cookies of its own.

You can block or delete cookies in your browser settings. You can opt out of Google Analytics with Google's browser add-on at tools.google.com/dlpage/gaoptout, and manage advertising preferences in your Facebook and Instagram ad settings. We honor Global Privacy Control and similar browser opt-out signals where our systems receive them. Blocking cookies may affect parts of the site, such as sending the contact form.

We share personal information only with providers that help us run the practice, and only for that purpose. Today those are Netlify, which hosts the website and delivers the contact form to our inbox; our email provider, which stores our correspondence; Google, for analytics; and Meta Platforms, for advertising measurement and delivery. Once you become a client, your information is shared with the parties a transaction requires, such as escrow, title, lenders, appraisers and the other side's agent, under the agreements you sign for that transaction.

We may also disclose information when the law requires it, to protect the rights or safety of any person, or to comply with a request from the Department of Real Estate or another regulator. We do not sell personal information and have not done so in the past twelve months.

How long we keep it

Inquiries that do not become clients are kept for up to 24 months from your last contact with us, then deleted. Transaction records are kept for the period California real estate and lending law requires, which is at least three years after a transaction closes and longer for loan files. Email is kept as part of our ordinary business records.

Your choices and rights

Whatever state you live in, you can ask us to tell you what personal information we hold about you, give you a copy of it, correct anything that is wrong, delete it unless we are required to keep it, or stop contacting you. Email mrdgreen@earthlink.net or call (818) 642-5843 and we will handle it, usually within 45 days. We may need to confirm who you are first, typically by checking details you already gave us.

California residents have these rights under the California Consumer Privacy Act, including the right to know the categories of information collected, the sources, the purposes and the categories of recipients, all of which are described on this page, and the right not to be treated differently for exercising them. We do not sell or share personal information as those terms are defined in that law.

How we protect it

The site is served over HTTPS, so anything you type into the form is encrypted between your browser and our hosting provider. Form submissions are stored by that provider and delivered to our email. Access to our email and files is limited to the people who need it to serve you. No method of transmission or storage is completely secure, and we cannot promise that no unauthorized access will ever occur.

Children

This site is for adults arranging real estate and lending services. It is not directed at anyone under 18, and we do not knowingly collect information from children. If you believe a child has sent us information, contact us and we will delete it.

Changes to this policy

When this policy changes, the new version is posted here with a new effective date. Material changes to how we use information already collected will be described at the top of the page.
